Local knowledge
A traditional Queenslander sits on stumps with an external staircase, sometimes a steep one, sometimes with a turn at the landing. Everything comes down those stairs and goes up another set at the other end. That is not a problem, but it is a real difference in time and crew size compared with a slab-on-ground house of the same size, and any quote that ignores it is going to move on the day. Tell us if either address is raised, and roughly how many steps.
The space under a raised Queenslander often holds as much as a garage and is frequently forgotten when people describe their inventory. It is also usually the hardest area to carry from, with low clearance and uneven ground. Walk under the house before you send us your list - it is where the extra hour comes from.
For much of the year a Brisbane afternoon is genuinely hard on a moving crew, and summer humidity makes it worse. The sensible answer is an early start, finishing the heavy carrying before the worst of the day. It also matters for your things - candles, electronics and anything in a sealed truck do not enjoy a Queensland afternoon. Expect us to suggest a start time earlier than you would pick.
The Brisbane River means any move between the north and south sides funnels onto a limited set of crossings, with the Story Bridge and the inner-city bridges carrying most of it. Some have height or vehicle restrictions that route a truck differently from a car, so the drive time you know from your commute is not the one that applies. Where a crossing is involved we plan the run outside peak.
Apartment complexes across Brisbane and the Gold Coast typically set move-in windows through the body corporate, require a booked lift, and sometimes ask for a bond or a certificate of currency. Weekend moves are restricted in plenty of buildings. Check with your body corporate before you settle on a date, because the building's rules will outrank everyone's preferences.
